Chłodna 35 is a luxury building defined by architecture, craftsmanship and privacy. Only 54 apartments and interiors designed with great attention to detail, create a sense of calm that is increasingly valuable in fast-growing cities.

What were your guiding principles when shaping the architectural concept?
We focused on timelessness. The building should remain elegant decades from now, not only at the moment of completion. The façade uses noble, durable materials, and the proportions of the building were carefully designed to match the rhythm of this part of central Warsaw. Interiors follow the same logic: balanced layouts, high-quality joinery, advanced technical systems and coherent lighting design.

The project is located in a part of Warsaw undergoing coordinated public-space improvements. How does this influence the investment?
The city is implementing a broader transformation of Chłodna Street, with more greenery, organised pedestrian routes and a calmer, more representative character. Monting Development is responsible for the design, execution and financing of a section from Żelazna Street to Wronia Street. For us, this is not an add-on – it is integral to the value of the project. In the luxury segment, the quality of the immediate surroundings becomes as important as the residential product itself. A coherent, elegant street enhances both liveability and long-term asset value.

What expectations do buyers in the luxury segment have today, and how do you translate them into the design of Chłodna 35?
Their expectations are more comprehensive than several years ago. Clients look beyond aesthetics: they expect safety and comfort as part of the luxury equation. These aspects are often invisible but decisive in everyday use. Our role is to integrate them seamlessly so the building operates smoothly and maintains its quality over time.

Who is the project intended for? Do you observe growing interest from expatriates and international professionals?
Yes, Warsaw’s position as a regional business and technology hub is strengthening, and this is reflected in residential demand. We see interest from Polish buyers seeking long-term quality and discretion, as well as from expatriates who want centrally located apartments that meet international standards of comfort and architecture. Chłodna 35 responds to both groups: it is boutique in scale, technically advanced and perfectly connected to the business districts.

How does this investment fit into Monting Development’s broader strategy in Poland?
Our strategy is consistent across markets: we focus on carefully selected sites and long-term architectural value. In Warsaw we are preparing two key projects – Chłodna 35 in the luxury segment and Cynamonowa in the premium segment. Each serves a different market need, but the underlying principle is the same: quality that is measurable, not declarative.
