Biggest Skyscraper Deal in Europe 2024

On November 26, 2024, Ghelamco, a leading developer in the Polish office space market, sold its flagship investment, Warsaw Unit—one of the most modern and environmentally friendly skyscrapers on the continent—to the Swedish company Eastnine AB for EUR 280 million. This marks the largest transaction in the European office space market this year.

The building, located at Daszyńskiego Roundabout in central Warsaw, stands 202 meters tall and offers almost 60,000 square meters of office space across 46 floors. Constructed between 2017 and 2021, it has been fully commercialized with tenants such as Warta, Moderna, CBRE, Stryker, Amazon, OmniOffice, and Imperial Tobacco.

Warsaw Unit is distinguished by its elegant design, created by the Polish-Belgian Architecture Studio (PBPA), and its innovative features, such as a facade resembling dragon scales that move with the wind, and Skyfall Warsaw, an events space with a fully glazed observation deck and moving platform. The building is fully powered by green energy and, thanks to its 40,000 sensors, 800 meters, and other advanced systems, consumes 30% less energy than comparable buildings.

“Warsaw Unit sets the highest standards in the Polish and European office space markets. It is an icon of Warsaw’s business center, equal to—or in many aspects even superior to—the best developments in Europe,” said Jarosław Zagórski, Ghelamco’s Managing Director.

Eastnine AB is a long-term provider of modern and sustainable office premises in prime locations across selected markets in the Baltic states and Poland. It is listed on Nasdaq Stockholm Mid Cap.

Ghelamco is an international developer operating in Belgium, the UK, and Cyprus. In Poland, it has invested in cities such as Warsaw, Kraków, Katowice, Łódź, and Wrocław. Ghelamco has also successfully executed transactions involving skyscrapers adjacent to Warsaw Unit. In 2019, it sold Warsaw Spire for nearly EUR 390 million, and in 2023, it sold The Warsaw Hub for EUR 583 million—a historic record for Poland and the Central-Eastern European market. The Warsaw Hub was acquired by Google for its 2,500 employees, with potential for future expansion.
