Chłodna 35, a boutique residential project by Monting Development, has been designed precisely around this broader definition of luxury. This isn’t just another apartment building it’s a project set to revolutionize the Polish real estate market.
Located on one of the most recognisable streets in Warsaw’s Wola district, Chłodna 35 will comprise 54 apartments in an intimate building set within the historical urban fabric of the capital. It combines a central location, access to restaurants, culture, services, the Saxon Garden and Park Mirowski with the atmosphere of a private residence. The project is positioned as a luxury development for residents who value privacy, long-term quality and a controlled living environment. Building a stable and secure community requires excluding short-term rentals. This is intended to protect the residential character of the building and create a stable community.
Luxury measured by everyday experience
Residents will have access to 24-hour concierge service, a representative foyer and reception, designed common areas and a private atelier with kitchen and bar facilities, intended for private dinners, live cooking events and tastings. The atmosphere is closer to an exclusive residential club than a conventional apartment building. According to Monting Development, there will be no ordinary painted walls in the common areas. Surfaces are to be finished with noble wallpapers, stone and other refined materials. The entrance hall, with a piano, aromatherapy and subtle music, is designed to create a calm and recognisable atmosphere.
Chłodna 35 will also include a private wellness area with a swimming pool, saunas, floating facilities and a fitness zone. Access-control systems, monitoring, smart home solutions and automatic number plate recognition will be complemented by private parking spaces with internal gates and EV charging points. The building will also include a private shelter in the underground levels and an elegant bicycle lounge with a dedicated technical lift.
Chłodna’s revivalization as part of the project’s value
The project is linked to the broader transformation of Chłodna Street. The city is preparing a full revitalisation of the section from Wronia Street to Towarowa Street, while Monting Development will be responsible for the modernisation of the section from Żelazna Street to Wronia Street. The company has signed an agreement with the Wola District worth PLN 10 million. The planned works include renovations of road and pavement surfaces, modernised street lighting, tree planting, new greenery, wider pedestrian areas and better parking arrangements. The aim is to create an elegant public space with a large share of greenery, linking Chłodna’s historical character with modern developments around Żelazna and Towarowa streets.
A new benchmark for luxury living. Chłodna 35 reflects a wider redefinition of the luxury residential market in Poland. Luxury is no longer only about size, price or prestigious materials.
